Specific Duties
- Originate and maintain all legally required documents
- For owners, draw up an Exclusive Management Agreement, that is approved with the Georgia Assn of Realtors
- For Tenants, draw up a lease that is approved by the Georgia Assn of Realtors
- Submit a Property information Form to owners
- Maintain two Escrow Accounts with The Southeastern Bank
Maintain Advertising Sites
- Automated Housing Referral (Military Web Site)
- Zillow
- Trulia
- Hot Pads
- Face book
- Advertise with other local Realtors
- Place sign in Yard
- If required, advertise in local news papers (Owners Expense)
Qualifying Tenants
- Initiate a credit and criminal background check w/ Merchants Credit Bureau
- Minimum score of 650 required.
- Check personal references
- Lease related items
- Lease form is approved by the Georgia Association of Realtors
- Lease contains specifics regarding late payments, Smoking, Cleaning, and Change of AC filters
- MPM will perform a walkthrough with tenant at beginning and end of Lease
- Rent is due on the 1st and late at 5:00 PM on the 5th
- Late fee is 10% of rent and then $50.00 P/Day thereafter
- Owner proceeds to be sent NLT the 12th, assuming tenant pays on time.
- Rent proceeds to be sent by ACH (Automated Clearing House)-This is a direct deposit
- Late fee is split 50/50 between owner and MPM
- In the event repairs are needed, MPM will determine if owner or tenant is responsible for bill
- Owner is responsible for all Wear and Tear items unless tenant is considered at fault
- Emergency items, will be taken care of ASAP and then owner will be notified
Monthly Statements & Yearly 1099s
- Owners will have access to an owners portal to view monthly activity
- 1099’s will be sent as Gross, and then owner can use YTD expenses to determine Net
Fees
- Management fee is 10% of the gross
- Start up fee is $275.00 for finding, qualifying & move in/out inspection
- For lease renewals, the fee is $175.00
- If current tenant wants to purchase the property, then a 4% brokerage fee applies
- Pet fee is $300.00 per animal, non refundable — 25% to MPM, balance to owner
Legal Remedies
- In the event an eviction of a tenant is necessary, MPM, with owner’s approval, will file legal dispossessory documents with appropriate magistrate court.
